Key Responsibilities
Property Operations
- Oversee the daily operations of a portfolio of approximately 25 commercial, retail and industrial properties
- Ensure all properties are maintained to the highest operational standards
- Conduct regular property inspections across the portfolio
- Identify operational risks and implement corrective action
- Ensure buildings remain safe, compliant and tenant-focused
Maintenance & Facilities Management
- Coordinate planned and reactive maintenance
- Manage contractors and service providers
- Monitor service level agreements (SLAs)
- Ensure preventative maintenance programmes are implemented
- Oversee repairs, refurbishments and minor capital projects
Tenant & Stakeholder Management
- Build strong relationships with tenants
- Resolve tenant queries and operational issues promptly
- Liaise with landlords, suppliers and service providers
- Support tenant retention through excellent service delivery
Financial & Operational Control
- Assist with operational budgets and expenditure control
- Review contractor quotations and approve work completed
- Monitor operational costs and identify savings opportunities
- Support CAPEX and OPEX planning
Compliance & Risk Management
- Ensure compliance with Occupational Health & Safety legislation
- Monitor statutory compliance across all properties
- Manage health and safety inspections
- Ensure contractor compliance documentation is maintained
- Support insurance inspections and risk mitigation initiatives
Minimum Requirements
- Relevant qualification in Property Management, Facilities Management, Building Management or a related field
- Minimum 5 years' experience in Property Operations or Facilities Management
- Proven experience managing Commercial, Retail and Industrial properties
- Experience managing both single-tenanted and multi-tenanted buildings
- Strong contractor and maintenance management experience
- Excellent understanding of building operations and facilities management
- Valid driver's licence and willingness to travel extensively
- Computer literate (Microsoft Office)
Highly Advantageous
- Experience working for a REIT, Property Investment Company or Property Fund
- Facilities Management experience
- Technical building knowledge
- OHS compliance experience
- Budget management experience
- Experience managing geographically dispersed property portfolios
